This is probably the most common question we get: “Do I need a whole new roof, or can you just fix the spot that’s leaking?”
Honestly? The answer depends on a few things, and a good roofer should be straight with you about it rather than pushing you toward the more expensive option.
Here’s how we think about it.
A repair usually makes sense when the damage is isolated. Maybe a tree branch cracked a few shingles, or you’ve got one spot where the flashing around a chimney has pulled away. If your roof is under 15 years old and the rest of it looks solid, there’s no reason to tear the whole thing off. A targeted repair can buy you another 5-10 years easy.
A replacement starts making more sense when you’re seeing multiple issues at once. Shingles curling at the edges. Granules piling up in your gutters (those little sandy bits that wash off aging shingles). Daylight visible through the roof boards when you go up in the attic. Multiple leaks in different areas. If your roof is 20+ years old and showing its age across the board, putting money into spot repairs is like putting a band-aid on a broken arm.
There’s also a financial middle ground people forget about. If you’ve had storm damage, your homeowner’s insurance may cover a significant portion — sometimes all — of a replacement. We’ve helped dozens of homeowners in the Salt Lake valley navigate that process, and plenty of them were surprised to find out they qualified for a full replacement at little to no out-of-pocket cost.
Here’s our honest rule of thumb: if the repair cost is going to be more than about 30% of what a replacement would run, the replacement is usually the smarter investment. You get a fresh warranty, better materials, and peace of mind for the next 25-30 years.
The best move is to get a professional up on the roof for a real assessment — not just a glance from the driveway. We do free inspections for exactly this reason. No pressure, no scare tactics. Just an honest look at what’s going on up there and a straight answer about what makes sense for your situation.
